Samrand Industrial Park




The Samrand Development lies directly alongside the N1 Motorway, almost halfway between the major cities of Pretoria and Johannesburg.

Spreading North from the offices of the Development Bank of South Africa and comprising of some 700 Hectares of development land, the property is now in the process of being developed in Phases to create what can only be described as a First World Business Park, as is known internationally.

The initial infrastructural work, including the construction of Samrand's own direct Off/OnRamps and Interchange on the N1 Motorway along with the internal road reticulation for Phase one, has been completed at a cost of some R200 Million.

Included in the first phases is a major portion of landscaping works which are of proportions not yet seen in a development of this nature, with giant palm trees along the motorway frontage at 50 meter centres, being flood lit at night as well as in the centre section of the major internal roads.

Phase one comprises approximately 182 Hectares Net of developable land which has been divided into five sub-phases and is capable of being developed by either Institutional Investors, Private Developers or Owner Occupiers.

Samrand is intended to be a fully self-contained business park, where high tech industry, warehouse, distribution and offices will interact in one environment.

These businesses will be supported by full shopping facilities, hotels, a hospital and in Phase two a residential component nestling around a Gary Player designed Golf Course.

An example of the mix of users is best illustrated by the new facility for Grinaker Electronics, which was completed at the end of last year and the completion of the first phase of Sanlam Properties' R21 million warehouse distribution centre, where it is anticipated that companies with similar associations will trade within the same environment.

Briefly the companies that are at present associated with the Samrand area are as follows. A fuller list can be found elsewhere in this report:

1) Sanlam Properties - two phases comprising some 20000 M 2

2) Amtrad - a trading arm of Anglo American Properties

3) Rogama Investments - a private developer

4) Shell S.A. - for three petrol station sites


5) Lonhro Properties - two phases comprising some 14000 M 2

6) A Private Hospital of 200 beds

7) Samrand Development - an office development of 5300 M 2, which is under construction and 90% let, with completion due in November 1997.

There are other developments taking place within Samrand which serve to show the commitment from business following the foresight that Samrand have shown in this strategically placed development.

So as to protect all parties at Samrand, from investors to tenants alike, an owners association has been established to maintain this Park as a leader in concept for both the infrastructure and buildings, through a management committee, which will exercise a degree of Architectural constraint to keep the development a leading home for business well into the next century.
